    General Statement of Job

    This position is responsible for maintaining the hospital’s structures and equipment by performing general/routine to more complex maintenance and servicing operations throughout the hospital plant under the supervision of the Facilities Maintenance Supervisor and Director of Operational Support.

    Responsibilities

    Essential Functions:

    Consults with supervisor concerning assignments and keeps supervisor informed of activities, needs, and problems.

    Performs a variety of general maintenance, repair, overhaul and construction duties in all hospital buildings.

    Maintains all required records and information pertinent to costing out work assignments as required.

    Prepares required reports and maintains appropriate instruction manuals, blueprints, and similar materials.

    Maintains and repairs the HVAC system, fire doors, panic hardware, boilers/steam system, cooling towers, and electric power generators.

    Provides professional locksmith services as needed.

    Performs water analysis, monitors water softener, and maintains the medical vacuum pumps and medical air pumps.

    Carries out preventive maintenance programs as directed.

    Monitors the static temperature of all floors in the facility.

    Applies cost-effective measures in the utilization of materials and personnel.

    Carries out tasks within capabilities involving a variety of maintenance crafts such as carpentry, plumbing, and machinery.

    Coordinates activities to accomplish work and assigns workers to complete tasks.

    Dismantles devices, replaces defective parts, adjusts and calibrates equipment, installs new parts, lubricates, cleans, and tests equipment as required.

    Provides direction, supervision, guidance and technical assistance to work crews.

    Keeps work areas orderly, clean and safe; assuring proper care in use of tools, equipment, and supplies.

    Maintains established policies and procedures, objectives, quality assurance, safety, environmental and infection control.

    Operates various hand-held manual, electrical, gas and trade specific equipment and tools.

    Maintains and ensures the safe operating condition of assigned equipment and tools in accordance with established department policies and procedures.

    Recognizes and reports any detected deterioration, repair needs and maintenance needs to supervisor.

    Attends all required in-service trainings.

    Prepares surfaces for painting or wall papering by removing old wallpaper and/or paint, washing, scraping, sanding, filling holes, cracks and joints.

    Restores and/or refinishes damaged wood and metal furniture by stripping old finish, sanding and refinishing.

    Cuts, stencils, paints signs, and replaces door and window glass as needed.

    Makes recommendations that affect budget decisions within the department.

    Moves and rearranges furniture, spreading canvas to protect room contents and selecting equipment to erect scaffold, rigging or other staging to prepare work area.

    Monitors and inspects work to ensure compliance with applicable codes and regulations.

    Receives assignments and work orders and reviews them for priority status and designated time schedule.

    Sketches plans and/or reading and interpreting blueprints and specifications; estimating time, material and cost requirements.

    Maintains sufficient inventory of tools and equipment.

    Contracts vendors for purchase of materials and obtaining quotes; coordinating delivery of supplies to meet construction schedules.

    Maintains the floors by scrubbing, stripping, and waxing the floors in accordance with the department’s policies and procedures.

    Prepares materials for installation, replacement, or repair by measuring and marking prescribed dimensions on materials and cutting to appropriate size.

    Installs and repairs structures, partitions, doors, window frames and furniture as needed.

    Installs ceilings and floor coverings as required.

    Tests fire extinguishers and emergency lights to ensure proper functioning on a regular basis.

    Maintains nurse call system.

    Maintains and cleans ice machines on a regular basis.

    Ensures patient beds and stretchers are in working order.

    Removes and replaces window and door glass, ceiling tiles and broken hardware on wooden units.

    Builds items such as shipping crates, stands, display racks and instrument and equipment cases as required.

     

    Emergency duty may be required of the incumbent that includes working in a special needs or Red Cross shelters or other emergency duties including, but not limited to, responses to threats or disasters, man-made or natural.                                                                                                                               

    Qualifications

    Education:

    High School Diploma or GED required.

    Experience:

    Two (2) to five (5) years related experience required.

    Certification:

    HVAC Technician Certification preferred

    Licensure:

    Based on specific job, one or more of the following may be required: First Class Engineer for Low and High Pressure Boiler License or Carpenter, Plumber, Electrician, or Journeyman License.
