This position provides leadership and management oversight primarily related to the development of the facility assets for the District.
Work with architects, construction managers, engineers, sub-contractors, and vendors on all aspects of construction and renovation projects as the District’s internal owner’s representative.
Ability to manage a team, resolve disputes, and foresee potential cost of schedule issues.
Review and analyze bid packages and contracts and oversee projects to completion.
Review construction documents and specifications for accuracy and potential cost saving alternatives.
Maintain weekly progress meetings with architects, construction managers, engineers, sub-contractors, and vendors and prepare meeting minutes.
Attend all pre-construction, construction, and post-construction meetings.
Enforce all safety rules and procedures.
Keep track and maintain as-built documentation on projects at all times.
Prepare close-out documentation and coordinate punch list inspection and follow-up.
Participate in the identification of potential new facility locations.
Negotiate lease agreements including tenant improvement allowances.
Support facility vendor contract relationships (i.e. air conditioning, electrician, contractors, janitorial, movers, etc.)
Negotiates and manages contracts.
Makes facility and project-related decisions.
Manages the budget of the construction projects.
Authorizes service agreements and change orders for contractors.
Writing and/or review of RFP(s), RFQ(s), and other competitive bidding processes.
Vendor management for construction.
Establishes and manages the schedules of the various projects.
Preparation of reports and agenda items for various committee/board meetings.
Ensures that projects are properly documented and participates in the procurement and recruitment processes of the department.
Emergency duty may be required of the incumbent that includes working in Red Cross shelters or to perform other emergency duties including, but not limited to, responses to threats or disasters, man-made or natural.
Bachelor's degree in engineering, architecture, or building construction preferred, or, more than ten (10) years of progressively responsible experience in public or commercial building/facility design and construction administration, to include specific experience in healthcare or hospital construction project management and knowledge of the latest construction technology of the healthcare industry.
Valid Florida driver’s license required.
General Contractor, Architect, Engineer, or related licensure preferred.
